Veterans Affairs provides a home loan guaranty benefit, as well as other programs to help Servicemembers, Veterans, and eligible surviving spouses buy, build, repair, retain, or adapt a home for occupancy. Because the VA guarantees a portion of the loan, private lenders are able to provide more favorable terms. Eligibility for specific home loan benefits is based on length of service or service commitment, duty status, and character of service.
Purchase Loans and Cash-Out Refinance
Purchase a home at a competitive rate, often without a downpayment or private mortgage insurance. Refinance loans allow you to take cash out of home equity to pay off debt, fund school, or make home improvements. Eligibility requirements include satisfactory credit, sufficient income to repay, and a valid Certificate of Eligibility. Click here for more information.
Interest Rate Reduction Refinance Loan (IRRRL)
Obtain a lower interest rate and reduce the monthly payment by refinancing an existing VA guaranteed loan. Click here for more information.
Native American Direct Loan (NADL) Program
Eligible Native American Veterans can finance the purchase, construction, or improvement of homes on Federal Trust Land or reduce the interest rate on a VA loan. The tribal organization must participate in the VA loan program, and you must have a valid Certificate of Eligibility. Click here for more information.
Adapted Housing Grants
Veterans with a permanent and total service-connected disability can purchase or build an adapted home or modify an existing home to accommodate their disability. Click here for more information.
